FHA Issues Request for Information on Modernizing Single Family Minimum Property Requirements
FHA issued a Request for Information (RFI) seeking public input on how to modernize its existing Single Family Minimum Property Requirements (MPRs).
FHA’s current MPRs, which are codified in Single Family Policy Handbook 4000.1, have been largely unchanged for over two decades. The agency is seeking to better balance protecting the Mutual Mortgage Insurance Fund with the need to reduce transactional burdens and appraisal-related delays. Specifically, the RFI seeks guidance on which existing MPRs may be redundant or outdated, the impact of current requirements on transaction pull-through rates, and whether there are opportunities to expand flexibility for post-closing repairs. FHA is particularly interested in identifying clear, actionable distinctions between safety and habitability concerns that necessitate pre-closing repairs versus those that may be considered cosmetic or otherwise addressable without delaying loan eligibility.
