FHA Streamlines Well Water Requirements for Existing Construction

FHA recently issued a waiver of its well water distance requirements for existing construction under the Single Family Housing Policy Handbook 4000.1.  Under the waiver, properties are exempt from the standard FHA well distance requirements provided (i) they comply with the distance requirements established by the local health authority, environmental agency, or governing municipality, and (ii) acceptable water testing results are documented. 

Previously, FHA standards conflicted with local regulations, as local soil conditions and other factors may ensure safe drinking water sources with less separation distance than previously mandated under Handbook 4000.1.  The waiver is effective immediately and applies only to existing construction.  It does not extend to minimum property standards for new construction.
